Manoa’s New Development

The upcoming housing project in Manoa is a thoughtfully designed residential community intended to offer a range of housing options, catering to diverse household sizes and needs, accomodating to this multi-generational neighborhood. The development has been carefully planned to reflect community input and ensure a harmonious balance with the surrounding environment. Originally intended to have 102 homes, the revised plan now includes 93 homes, comprised of different types of residential units.

  • Ranch House (~1,200 sq. ft. + garage): 26 units
  • Villa (1,400 sq. ft. + garage): 41 units
  • Manor (1,700 sq. ft. + garage): 12 units
  • Aria Lane Lofts (~750 sq. ft.): 14 units

Total: 93 units 

– In-Law Suite Option: Single-family homes come with an option to convert one bedroom into an In-Law Suite, supporting multigenerational living with private spaces for aging parents or adult children.

In-Law Suite Option


Each single-family home has the flexibility to convert one of its bedrooms into an In-Law Suite. This suite would include its own bathroom and the option to install a small kitchenette, making it ideal for extended family or caretakers. This thoughtful design reflects the growing trend toward multigenerational living, enabling families to provide care and maintain privacy within the home.

Zoning and Adaptive Reuse


The developmentis situated on the former site of St. Francis School, which closed in 2019. The property is zoned R-7.5, allowing residential homes by right. However, to maximize the use of the property, the developers are seeking Planned Development Housing (PDH) approval. This would enable the adaptive reuse of a former classroom building and retain the Newman Center church on the property, adding a unique and community-oriented element to the neighborhood.

Affordable Housing Opportunities


The developers are committed to including affordable housing options in the project. Currently, they are working with the City to determine the exact number of affordable units, which will be available to households earning between 100% and 120% of the Area Median Income (AMI). These units will likely be offered through a lottery system to prequalified, income-limited buyers. The affordable housing guidelines will be updated annually, so interested buyers are encouraged to stay informed on eligibility requirements.

Project Timeline and Pricing


– Construction Start Date: Q1 2025
– Estimated Home Deliveries: Beginning in Q4 2025, with final closeout by Q4 2026
– Home Prices: Prices will be released after the approval of building plans and the determination of construction costs. The current estimate for price release is set for August.

Traffic and Environmental Studies


The developers have taken steps to ensure that the project will have minimal impact on the surrounding area. A traffic study, conducted by Wilson Okamoto Corporation (WOC), initially analyzed the impact of 140 residential units and found no significant changes to current traffic conditions. However, in response to community feedback, the traffic study is being updated to reflect the latest revisions to the project. Once the studies are finalized and submitted to the Department of Planning and Permitting (DPP), they will be made publicly available.
