O’ahu Real Estate Market Report – September 2025 

The Oʻahu housing market woke up in September. After a quiet summer, both buyers and sellers are back in motion—single-family home sales shot up more than 27% and condo sales climbed over 11%. That’s not a fluke; lower interest rates in recent weeks have nudged hesitant buyers back into the hunt. Still, supply remains tight, with many homeowners locked into mortgage rates under 4% and unwilling to give those up. That “lock-in” effect is keeping the number of listings limited and helping prices hold steady, even as affordability remains a challenge.

For single-family homes, the median price jumped to just over $1.15 million, up nearly 4% from last year. Condos, on the other hand, softened slightly to around $509,000. On average, sellers are still getting about 98% of their original asking price—proof that well-priced, well-presented homes are commanding serious attention. Condos are seeing more inventory, up more than 23% year-over-year, which means buyers finally have some breathing room and leverage to negotiate. Meanwhile, homes are taking a little longer to sell—around 26 days for houses and 40 for condos—as the market finds its new balance.

In the bigger picture, easing mortgage rates and tight single-family home supply continue to fuel the housing market’s resilience. At the same time, condo inventory growth has started to cool slightly, as news of hurricane insurance relief has slowed the wave of condo sell-offs we’ve seen over the past year. As we move into the final quarter, we’re entering what’s typically the slowest stretch of the year—except in destination neighborhoods, where out-of-state and luxury buyers often stay active through the holidays.
